FlatPing is a real estate marketplace operated by FlatPing InfoTech (OPC) Pvt. Ltd., a company being incorporated in New Delhi, India ("we", "us", "our"), giving you the choice to connect directly with owners or local brokers. This policy explains what personal information we collect, why we collect it, how we use and share it, and the choices and rights you have. By using the FlatPing app, you agree to the practices described here.

1. Information we collect

We collect only what we need to run a safe, transparent marketplace tailored to your needs.

Information you provide

• Profile details: your name, phone number, profile photo, and location preferences. Depending on how you use the app, we collect specific details: Renters & Buyers may provide age range, gender, and income range; Brokers provide agency details, experience, inventory size, service areas, and optionally a RERA registration number.
• Property listings: details and photos of homes you list for rent or sale, including locality and precise location.
• Identity verification: if you choose to get verified, a selfie and a photo of a government-issued ID. See Section 5 for how we handle this sensitive data.
• Messages: the content of chats you send to other users through the app.
• Reviews: ratings and reviews you write about brokers on their storefronts.

Information collected automatically

• Location: with your permission, your approximate or precise location, used to show nearby listings and distances. You can disable this in your device settings.
• Device and diagnostic data: we use crash-reporting to detect and fix errors. Diagnostic reports are scrubbed to remove personal identifiers such as email addresses and phone numbers before we receive them.
• Push notification tokens: a device identifier used only to send you notifications you've opted into (such as new messages or listing alerts).
• Advertising identifiers: because FlatPing is supported by ads, Google AdMob and its partners may access your device's Advertising ID and related information to serve and measure advertisements. See the advertising note below and Section 4.

2. How we use your information

• To create and manage your account and intent-based profile (Renter, Owner, Buyer, or Broker).
• To show relevant listings and connect you directly with owners, buyers, agents, or flatmates based on your preferences.
• To enable secure in-app chat between users.
• To review listings and profiles for authenticity and safety before they go live on the platform.
• To verify identities when you request verification.
• To send notifications you've opted into.
• To detect, prevent, and address fraud, abuse, and technical issues.
• To comply with applicable law.

3. Legal bases for processing

Where required (for example under India's Digital Personal Data Protection Act, 2023, or the EU GDPR for users in those regions), we rely on: your consent (for example, for location, verification, and notifications); the performance of our service to you; our legitimate interests in keeping the platform safe and functional; and legal obligations. You may withdraw consent at any time, as described in Section 7.

4. How we share your information

We do not sell your personal data. We share it only as follows:

• With other users, by your choice: your public profile, listings, and messages are visible to the people you interact with. Your phone number is shared only when you choose to reveal it or when another user reveals theirs. Note: If you delete your account, reviews you left for brokers will remain visible to help the community, but will be permanently anonymised (attributed to a "Deleted user").
• With service providers who run our infrastructure: Supabase (database and file storage), Google Firebase (authentication and notifications), and Sentry (diagnostics). These providers process data on our behalf under contract and may store it outside India, including in the EU and US.
• With our advertising partner: Google AdMob, to display and measure the ads that keep FlatPing free. Google may act as an independent controller of advertising data it collects; see Google's Privacy Policy and advertising policies for details.
• For legal reasons: where required by law, court order, or to protect the rights, safety, and property of FlatPing, our users, or the public.
• In a business transfer: if FlatPing is involved in a merger, acquisition, or sale, data may transfer as part of that transaction, subject to this policy.

5. Identity verification (selfie and government ID)

Verification is optional. If you choose to verify your profile, you submit a selfie and a government-issued ID. This is sensitive information, and we treat it accordingly:

• It is used only to confirm your identity and is reviewed by our team.
• Access is restricted to strictly authorised personnel for the purpose of verification.
• It is not shown on your public profile and is not shared with other users.
• You can request its deletion, and it is removed entirely when you delete your account.

6. Data retention & Anonymisation

We keep your personal data for as long as your account is active or as needed to provide the service. When you delete your account, we perform a hard deletion of your profile, messages, and listings. Where we are required to retain system records for security or legal compliance (such as audit logs or fraud reports), this data is retained in a strictly anonymised, cryptographic hash format that cannot be traced back to your identity.

7. Your rights

Depending on your location, you have rights to:

• Access the personal data we hold about you.
• Correct inaccurate or incomplete data (much of which you can edit directly in the app).
• Delete your data (see Section 8).
• Withdraw consent for location, notifications, or verification.
• Object to or restrict certain processing, and request data portability, where applicable law provides these rights.
• Complain to a data protection authority (such as the Data Protection Board of India).

8. Deleting your account

You can delete your account and associated data at any time from within the app (Profile → Settings → Manage Account → Delete Account). Upon request, our automated systems irreversibly remove your personal identity from the database. Full details of what is hard-deleted and what is cryptographically anonymised are available on our Delete account page.

9. Security

We use robust technical and organisational measures to protect your data. This includes encrypted connections, restricted access controls, strict Row Level Security (RLS) database isolation, and diagnostic scrubbing of personal identifiers. While no method of transmission or storage is completely secure, our architecture is designed to enforce data privacy at the database level and we respond promptly to any security incident.

10. Children

FlatPing is intended for adults (18 and older) seeking or offering real estate. We do not knowingly collect personal data from children. If you believe a child has provided us data, contact us and we will delete it.

11. Changes to this policy

We may update this policy from time to time. When we make material changes, we will update the "Last updated" date above and, where appropriate, notify you in the app. Continued use after an update means you accept the revised policy.
